We’ve done a lot of really quick sales lately including some before they ever hit MLS so check them out while they’re still available!⁣

Anyone need clarification on what an “exclusive” or “coming soon” listing is?⁣⁣⁣

It means it is FOR SALE but not listed on MLS. So you won’t find it on REALTOR.ca or Zolo or anywhere the public can view real estate listings.⁣
⁣
By having a listing “exclusive” it means there is a listing agreement signed granting us (the listing agents) the authority to market the property and try to find a buyer.⁣⁣⁣

Typically we use the exclusive time period to begin to market the property while we are still preparing it to list (put it up on MLS) ⁣We use this time for minor repairs, decluttering, staging and then taking professional pictures and recording the virtual tour/listing video. This way once it is up on the market we already have some buzz and momentum. ⁣⁣
